As the JW Marriott Detroit Water Square begins to take shape on the historic site of the former Joe Louis Arena, Foundation Steel is once again playing a key role in the transformation of downtown Detroit.
“The JW Marriott Hotel is the second major structure to rise on this site,” said Danny Dymarkowski, vice president of Foundation Steel. “We were honored to be part of the first — The Residences at Water Square — and now we’re proud to help bring the JW Marriott Detroit Water Square to life.”
The 25-story, cast-in-place concrete structure will feature 600 luxury guest rooms and expansive ballrooms, with clear spans that push the limits of traditional reinforced concrete design. “From an architectural standpoint, the project demanded creative solutions,” Dymarkowski added. “The long clear spans, space constraints, and aggressive scheduling all added layers of complexity that our reinforcing team was well-prepared to handle.”
By the time the hotel is completed in early 2027 — just ahead of the Men’s NCAA Final Four tournament — Foundation Steel will have installed approximately 3,500 tons of reinforcing steel and 775,000 pounds of unbonded post-tensioning cables.
The hotel was strategically positioned to be a game-changer for the region. Not only will it be the first hotel physically connected to Huntington Place, Detroit’s convention center, but it’s also expected to significantly boost the city’s ability to host large-scale events and generate over $100 million in new spending annually.
The JW Marriott Detroit Water Square is part of a larger master plan for the site, which includes The Residences at Water Square and a new riverfront park accessible to the public.
